Istanbul has no single best district. It has the best fit for a particular commute, budget and daily routine. Two equally sized homes can create opposite experiences because of journey time, hills, noise and building type.

Sarıyer: green space, the Bosphorus and premium variety

Sarıyer combines waterfront neighbourhoods, forests and modern business clusters. Its strengths are nature, international schools and larger homes. The trade-offs are price, car dependence in some areas and long peak-hour journeys.

Beşiktaş: central, connected and always active

Beşiktaş suits residents who value walkability, ferries, universities, cafes and proximity to business districts. Character comes with noise, steep streets, older buildings without lifts and limited parking.

Kadıköy: urban life on the Asian side

Kadıköy combines metro, Marmaray, ferries, waterfront parks and a strong local culture. Moda and Fenerbahçe provide coastal living; Kozyatağı and nearby areas offer newer stock. Competition for good homes is intense.

Bakırköy: coast, Marmaray and mature infrastructure

Bakırköy offers established healthcare, schools, retail, coast access and Marmaray. It works well for families based on the European side, but the age and technical condition of each building deserve close scrutiny.

Beylikdüzü: newer sites and more space for the budget

Beylikdüzü offers larger homes, newer compounds and family infrastructure at lower central-Istanbul prices. Distance is the cost: even with Metrobüs, commuting can consume a significant part of the day.

Always assess the exact address, not only the district name.

In Istanbul, an address is not a point on a map; it is your daily route.

Where is it easiest to live without a car?

Beşiktaş and Kadıköy generally offer more walkable and public-transport options, though the micro-location is decisive.

Where is newer housing more common?

It is more common in Beylikdüzü and parts of Sarıyer, but build quality, service charges and transport must be checked project by project.
