A foreign national can buy a home in Turkey without already holding a residence permit, provided their nationality is eligible and the property is not subject to territorial or security restrictions. Safety comes from independent legal and technical due diligence, not from paying a reservation deposit quickly.

The transaction sequence

  1. Define the purpose, total budget and currency exposure.
  2. Confirm nationality eligibility and location restrictions.
  3. Obtain a Turkish tax number and arrange banking if needed.
  4. Check the current TAPU record, owner, encumbrances and title type.
  5. Compare the actual plan, permits, occupancy status and management rules with the sales description.
  6. Put price, currency, handover, fixtures, penalties and deposit refund conditions in writing.
  7. Prepare passport translations, photographs, power of attorney where relevant, valuation documents and DASK.
  8. Complete the transfer at the land registry with a sworn interpreter if you do not speak Turkish, then verify the new registration.

A good property becomes a good purchase only after legal and technical checks confirm its quality.
